When something didn't match up, the AP team had no audit trail to fall back on, and missing or mismatched coverage risked slowing down draws and project start-ups.

Results

With Constrafor's COI compliance platform in place, the majority of Brownstone's subcontractor policies stay active, with almost nothing left rejected or expired. The Brownstone Group is a multi-family construction, development, and property management company headquartered in Houston, TX. Since 2005, the company has contracted and developed more than $2.25 billion in residential developments across Texas, running roughly 25 active jobs at a time with 40 or more subcontractors on each one.

The Challenge

Before Constrafor, The Brownstone Group tracked subcontractor certificates of insurance by hand: paper COIs, an Excel spreadsheet, and contracts that were printed, redlined, and hand-signed with ink. This made it hard to keep an audit trail and any mismatch or gap in coverage risked slowing down a draw or a project start-up.

The Solution

Brownstone brought in Constrafor's COI compliance platform to centralize subcontractor insurance tracking and give the AP team a clear audit trail. The team has since adopted Constrafor's Blanket COI feature, which links all of a subcontractor's certificates to a single blanket policy (including state-specific blankets for markets like Texas and Louisiana), cutting down on the back-and-forth of tracking individual policies.

Constrafor's live integration with Procore, which Brownstone's team calls a critical part of their daily workflow, keeps compliance data flowing into the project management system they already use. 

The Results

The large majority of Brownstone's subcontractor policies sit in active status today, with almost nothing left rejected or expired. Rolling out state-specific Blanket COIs let the team link one subcontractor's certificate to every project that subcontractor touches, cutting out the project-by-project chasing that used to eat up the week. Brianna Escalante, who handles day-to-day compliance tracking for Brownstone, called the new workflow "super easy" after her first walkthrough.
